Cary Bonus Room Addition - Outside nearly complete

The exterior of the Cary Bonus Room project is nearly complete. Our goal was incorporate the original design into the upper portion of the front roof gable. We raised the gable vent up to better vent the attic space. Check out the before and after photo.

On my trip I took this fast photo at a stop light. You'd think that is should be on a car from the south but it was actually on a car with a NY license plate. Go figure. Maybe the driver is actually a south to north transplant with deep roots. More updates on the projects tomorrow, photos pending on those.

While I was at my family reunion this weekend in Pa., my niece decided that I needed my mustache back so she painted one on me with face paint. A great laugh, it looks photo shopped.

Drywall and stucco update on the Cary Bonus Room Project

And we have stucco. The scaffolding came down today and all that is left to finish is the chimney which is on tap for tomorrow unless it rains.

The drywall is being finished. The second floor is second coated. One more coat tomorrow and then sanding. They were finishing the drywall patches in the garage today. Next week ceramic tile and interior trim - we are now 30 days from completion.

Drywall and Stucco pictures: The drywall is being installed and over the next week it will be finished. On the outside this is the first step in the stucco installation. Since stucco is such a delicate product and because it is only as good as the installation (especially the waterproofing of the framing) the blue waterproofing is installed and then inspected by the manufacturer's representative. The guy on the scaffolding looked things over today and we have our certification letter in hand. Now the stucco finish begins. That will take about a week to do. More photos to follow as the project moves forward.

Progress update for the Cary Bonus Room Project.

Insulation was installed and the roof has been finished this week. The roofers were real troopers in the heat, THANK YOU guys for your hard work. This upcoming week we will see drywall installation and the stucco siding will begin. This will be a huge week visually. Normally about 4 weeks from completion once the drywall is installed.

We're going to try something here. A few weeks ago I decided that our dumpsters were looking a little shabby and were all in need of new paint and signs just to spruce them up a little. Well, here's the deal, while I was working this morning (before the heat got too bad) that we should hold a contest to see who could get the closest to guessing how many hours it takes a Raleigh Remodeler to paint a dumpster.

1. Power wash dumpster complete inside and out
2. Chip, grind, sand and otherwise prepare the surfaces to be painted (inside and out but not the underside)
3. Spot prime all the rusty areas
4. Paint two coats of Rustoleum on everything
5. Clean up

New Raleigh NC Remodeling Project in design

Tell me the truth, wouldn't you like to have a front porch like this? If so, click the link to request a no obligation consultation. I know I would, actually this look exactly like mine except for a one car garage on the left. This home has a sort of plain front face and our goal is to spruce it up dramatically with this new porch idea. The stone on the columns will match the stone veneer on the garage. The columns will be tapered with a recessed raised panel design (sort of like a "Craftsman or Bungalow style"). Next week is our technical walk through for all the major participants in the project: mason, framer, electrician, painter, and project manager. We are also coordinating with the landscape designer to allow for conduit under the sidewalk for irrigation and wiring. We are also going to fix a water problem in the front yard while we're at it. What a great project this is going to be.

This client called us in 2009 to build them a sun room. At that time, they decided to let another contractor do the project. Not a truly successful project experience so this time they called us again, we met and discussed the project and they selected Blue Ribbon to help them this time. I'm glad!!!!

Cary Bonus Room Project Update - we had a visitor

Hi everyone, Just before the insulation is complete on any of our projects we go through and photo all of the open walls. That way if the drywall people inadvertently bury an outlet we can find it easily. It also gives us and the homeowner some way of knowing what is behind a particular wall. Once the project completes the owner gets a CD with all of the accumulated photos including the final photo shoot session. In this case while I was at the home, we had a visitor. At first I thought it was one of the inspectors but he wasn't carrying a clipboard. Not really a good conversationalist either. Just announced - Town of Cary is giving rebates

If you have a home served by the Town of Cary water system, they have reinstated their toilet replacement rebate program. Only 750 rebates are available so don't delay. In order to qualify you must use a low flow commode and replace one that uses 3.5 gallons per flush. There are many different brands to choose from, we recommend TOTO brand but many are good. We did this during the Remodelers Council community service project for Rachalle Freedman. This helps to expand on all of the aspects of the Aging in Place concept of universal design. Blue Ribbon is getting into more and more of this type of work in the Raleigh NC area as the needs are ever present for the "boomers". For those of you who are past clients (of 2 or more years ago) Marcia, Derrick and I got a visit this week from Chris. He was in town from Scotland while here doing white water kayaking in the mountains. Great to see him, had a great time and a great dinner last night at the Peddler Steak House (wow what a meal) on Glenwood Avenue. You should check it out. Chris is doing very well and working with a trucking company shipping grocery & fresh food products to large restaurants, schools, hotels, prisons and the like. He is in the logistics of dispatch and trucking. He enjoys it and seems very happy. The only thing that he doesn't like is the weather in Scotland. The high during the day in summer is in the mid to upper 60's and buckets of rain. He loved the 100 degree temps here during his stay.

Cary Remodeling Bonus Room - And then there were windows and a stair to heaven

The Cary remodeling project is progressing nicely. The plumbing rough in has been done and inspected (passed) the electrical wiring finished up today and the refrigerant lines have been installed for the mini-split HVAC system are run. Windows arrived on Monday and are being installed. The stucco company has waterproofed the window openings in preparation for their wall finish. Once the owners get back this weekend they will be glad that there are now stairs in lieu of the extension ladder. Tuesday we will see a roof go on.

Update on the progress of the Cary Bonus Room Addition by Blue Ribbon. We have plumbing drain lines and tomorrow we'll have water lines, then on to the inspection. The cedar shingles for the roof should arrive tomorrow.

The framing is nearly finished and OBTW, the framers uncovered significant termite damage at the entry way. If there is water intrusion in the walls or around doors and windows this is the spot that termites love to hang out.

Designing a new project

Starting the design for a new home addition that will include a family room addition, new rear entry foyer and laundry room renovation. Plans to follow but here is what we are working with.

The existing sun room was done about ten years ago by a "Leading Sunroom Company" and is literally rotting away from the poor construction. Now the owner is giving another go with a real heated and cooled space that is actually part of their home. The rear entry is a zig-zag affair that we are going to simplify and create a mudroom effect with a true laundry room "engineered" by the original home designer. We actually fix many problems with design from the original structure. Kitchen renovations and bath renovations are usually the culprit.

When Blue Ribbon opens a home to the elements and tries to keep Mother Nature out with a simple blue tarp it is sometimes iffy. On Friday the guys wrapped their work up like a gift but on Sunday night a short but powerful storm hit taking out the pretty blue gift wrap. The water got into the ceiling of the garage so now we take the ceiling out and install new, finish and paint the ceiling. Could have been much worse. I've not taken the "after" pictures of the damage but here are the pretty gift wrapping set.

Hi everyone, As you probably know, we are a Certified Aging in Place Specialist company. There are many small things you can do for your mom, dad, or even you to make your home safer and more convenient. Below is a list of ideas.
1. Install a peep hole in the door for security.
2. Install motion detection lights around the home for security.
3. Install a shelf or place a table near the front door as a landing zone for packages while they get the keys out.
4. Install larger light bulbs around the home - older folks can't see as well as they used to.
5. Install a "suction cup" or permanent grab bar in the bathroom (Moen makes one that works just in a Sheetrock wall) - bathrooms account for about 80% of all falls in the homes

6. Install comfort height commodes or "riser" type of toilet seats.
7. Put a seat in a shower - there are many slip resistant types available.
8. Buy a long handled dust pan with a long handled small brush.
9. Buy a vacuum for each floor so no one has to carry it up or down the stairs.
10. Buy a chair that helps a person rise from the sitting position.

Hi everyone, I admit it, I am a slacker. This project has been finished but I haven't posted the final photos. See just what a 120 SF addition can add to a small home in comfort.

This mini-addition turned out so well that we have decided and the owner is allowing us to enter it in the upcoming STAR Awards competition. Lets all hope we have a winner here. Even if there is no hardware to bring home, it is a winner in everyone's eyes.

We have finished the screened porch project in Cary. The final photos will soon be up on our website but here is a brief selection. The owners have already begun entertaining and I expect that will continue year round. With the fire place and the Ezy-Breeze window panels it should be toasty whenever they want to enjoy the outdoors. Screened porches are one of the best outdoor living home improvements that can be done. LOVE IT!!!!!!!!!!!!!!!! This will surely be a STAR Awards entry for the Remodelers Council competition, we'll keep you posted after the awards banquet.

Hey, I have an idea - wouldn't you love to have your own screened porch, or kitchen, or bath, or new master suite. Just saying.

There's no stopping it

Aging is what I'm talking about. In an article from Remodeling Magazine several good statistics bring this to light. The oldest baby boomers will reach age 65 in 2011 and the trend will peak during 2030 to an estimated 8.7 million people. Right now the average cost of an assisted living facility is $38,220 per year and 73% of survey respondents from an AARP study say that they want to live in their current residence as long as they physically can. There are so many things that can be changed in your home to make it more convenient and safe for them to do just that. The gamut runs from very simple items (i.e. grab bars, peep holes in the door for security, a shelf outside the front door to put pocket books and groceries on while you look for your keys, adding motion detection security lighting) through full bath and kitchen renovations. Wow what a trip to Pa. It was short but very worth while. I love factories and this is a very interesting place which didn't disappoint. It is fascinating how cabinetry goes from slabs of wood to a finished product especially here. Their quality is second to none and their craftsmanship can be seen in the people who work here. Polishing cabinet parts to a furniture finish, examining each piece throughout the process for defects where anyone can pull the piece and send it back, and seeing the custom work that the people can do is amazing. Hi all, sorry it has been a while since my last post. With the home show and home tour it has been a mite crazy at Blue Ribbon. Things are settling down now so you can expect more regular posts. We are also working on our new Facebook page and tweaking that some.

Tomorrow I am off in the wee hours of the morning with David Botts from Artistic Kitchens and Baths http://www.artistic-kitchens.com/ to visit the Wood-Mode custom cabinet factory in Pa. for a tour. I'm sure I'll get back with a head full of interesting things and a boat load of new knowledge that can be accessed for our clients. Can't wait to see the tour. Cary Screened Porch project update

Getting into the finish stages of this project. Homeowners painter did a nice job, railings being done today and tomorrow, ceramic tile floor gets installed tomorrow and fireplace tile first thing Thursday. The job will be finished just about when the pollen blows away. That way the owners can use it all summer long, no muss, no fuss. Could be an award winner!!!!

It's that time of year again - Important message

From my days as a Volunteer Firefighter at the Apex Volunteer Fire Department - this was a live burn training fire where we burned down an old house and used it for practice. Loved it.

Here I am on a Sunday getting ready to tackle some outdoor yard work but before I do that, I remembered that I forgot to send this out last night.

It's that time of year again (it happens twice a year) where we either gain or loose an hour of daylight. Well not really it just shifts forward and back which is Tom Foolery in reality but ..... Anyway, what is not Tom Foolery is that twice a year you should replace the batteries in your smoke alarms (all of them) and then test each. Five minutes now that can buy you five minutes should your house catch fire (or you set an oven mitt on fire in the oven). DON"T PUT IT OFF, IT"S IMPORTANT!

Did you also know that the new building code requires builders to install one in each bedroom, one outside the bedrooms and one on each floor including the crawl space AND they all have to be interlinked so that if one sounds, they all sound at the same time. The code also now requires a Carbon Monoxide alarm. A bit of a hassle but it could save your family's life.

First Alert and others make sets that are hard wired as well as battery powered that wirelessly interlink. They even have a Carbon Monoxide alarm that is interlinked. A worthwhile investment starting under $100. Click the title to go to the First Alert website.

Okay, Okay, Okay updates all around

The fabulous Tuscan kitchen / curved staircase / master bath remake is finished and today they moved furniture in. This is one of our two home tour homes (save the date April 16 & 17. Watch for more info soon including a new video pre-view.

Two last custom doors have arrived and are now installed in the Cary attic project. Met with the owner today to go over the last minute questions about the home tour. This is our second entry. We will be taking photos in a few weeks so stay tuned. Video to be posted also for this one.

The North Raleigh addition is moving fast. Mechanical inspections are finished and insulation is happening this week. I'll get by there to take some updated photos by week's end.

Raleigh dinette addition is framed and mechanical installations are happening this week, insulation next week. - oops, sorry no current photos but soon, I promise.

I understand although I haven't seen it in a few days that the Cary screened porch is fabulous. The owners painter took over today to stain the ceiling and do some pre-painting. Photos to be posted soon of the current status.

Also, keep in mind that April 1,2,& 3 will be the Southern Ideal Home Show. The email went out today about complimentary tickets. Just let us know if you want to go, we'd love to see you.

Community Service Project Day 12

I don't use the phrase OMG very often but .... I visited the project site to take the final day 12 photos and was totally blown away. To see where a great group of contractors, trades, and suppliers came together to perform at their finest and create this beautiful new space is totally incredible. I have posted the new and final project photos to my Picasa webpage. Click on the title to see the result of all of the fabulous work.

The Cary kitchen, stair, master suite project is nearing completion, most of the painting (the whole house) is complete, the bath tile is installed and grouted (plumbing trim out is next), kitchen backsplash tile is installed but not grouted (WOW - what a stunning selection). The tile is cut and polished stone chips random shapes and the mural over the cook top is a hand made Italian Tuscan landscape scene. Notice the tiny pieces in the close up shot. I can't wait to see it grouted, it always looks better with grout. I'll post finished pics in the next day or two.

We have several projects under way right now that I haven't posted about so several photos of each as they work their way through the construction process.

North Raleigh Master Bathroom addition. This homeowner wanted to relocate the master suite to the first floor so they are converting a den into a bedroom and adding a wonderful master bath and closet. The bath will feature convenience items such as curbless shower, multi-height vanities, and wall preparation for grab bars. The framers have the roof on now so I'll update the photos soon.

This project in old Raleigh - Mordecai area is a dinette addition with some minor kitchen changes. The foundation is in and inspected, next comes the relocation of the electrical meter so the framers don't have to work around the meter.

I can see a beautiful summer in this Cary screened porch project. The framing is getting started on the deck, the roof will soon be on, maybe the middle of next week. This one has two unique features: a gas fireplace and screens that are also storm panels so it will be a true three season room. Cool spring or fall nights - no problem.

Hi everyone, I have uploaded the photos of Day 4 & 5 of the Remodelers Council Community Service Project. The project is moving quickly forward and is now in the drywall phase. The cool thing is that Rachael and Chris's parents are filtering information so they still do not have any idea the extent of the project. The Associated Press has picked up the story and it has been seen on MSNBC, CNN, and on many other stations. The N&O is pulling together an article along with NBC 17 & WRAL. With all of the coverage, I sure hope it will still be a secret next Tuesday. Be sure to tune in to the Today Show on NBC next Tuesday during the 8:00 hour to see the unveiling. The photo below is the elevator shaft in the corner of the garage. She will be entering from is side (the door by the ladders) and exiting on the opposite side on the first and second floor.

I have been so excited about this project that I have neglected to post pictures of our own clients' projects. I'll be making the rounds to all of the jobs tomorrow to take some snaps and get busy with that.

Since there are so many people who want to see the pictures of the AWESOME community service project I have posted them to my Picasa account, click this link or the title block to go to the photo site. https://picasaweb.google.com/Jsperath So many people want to be a part of this project and want to help out, we now have a complete kitchen and granite counter tops donated. Teague and I will be taking out the old kitchen in the morning and will also be delivering dumpster #5 to the job site. So far the elevator shaft has been installed sheet rocked and spray foam insulated, most of the framing is finished, the rough in plumbing is finished, the electrical wiring rough in has happened, and the HVAC system is done except for the thermostat installation. Being the eternal optimist, it seems like we are ahead of schedule but we'll see. It is nearly impossible to finish a project this extensive in the ten day window especially if people keep adding complete kitchens to the to do list. The group of veterans is returning on Monday to move the furniture from the house into a pod so the painting and cleaning can happen at the end.

I alluded last week to an upcoming MAJOR community service project. Until yesterday, I could not reveal what the project is because the home owners weren't told until yesterday morning. What you will read below is from the Show Producer from NBC

     For the season premiere of George to the Rescue, George and the crew will be teaming up with the Today Show to help Rachelle and Chris, an engaged couple in North Carolina.
     Rachelle was celebrating her upcoming wedding at her bachelorette party when tragedy struck. A close friend who was attending the party playfully pushed Rachelle into a shallow pool. Rachelle took a dive and hit her head, suffering a C6 spinal cord injury. She subsequently no longer can move or feel anything below her collarbone.
     Rachelle and Chris postponed their wedding, but stayed together. They have a positive outlook on life and are working hard to overcome the new challenges that face them. Their "new reality."
     The Today Show featured the couple on their show and knew they had to do something special for them. They called George and his crew to team up with them for this special undertaking.
     George and the Home Builders Association of Raleigh Wake County will be making Chris and Rachelle's home wheelchair accessible by installing an elevator, gut renovating the master bathroom and redesigning their master bedroom to include a walk-in closet.

This show is being spearheaded by the Remodelers Council (sub group from HBA). Yesterday we began the project. All of the Blue Ribbon personnel along with people from five other companies participated in the surgical deconstruction of all the construction areas in preparation for the remainder of the work. We had 20 people working directly with the demolition and as a remarkable team put in 96 hours worth of work, filled three dumpsters with TEN tons of debris.

Along with the deconstruction team, there were electricians, plumbers, HVAC technicians, concrete people, film crew, several HBA folks, a group of veterans, and assorted neighbors at the house. There were 46 people who worked on this project and that was just Thursday.

Today, there were framers, plumbers, electricians, HVAC technicians, drywallers, insulators along with assorted neighbors at the house for the start of the reconstruction phase. In addition to a multitude of labor hours, ddonations include: plumbing fixtures, elevator, lighting, cabinetry, ceramic tile, hardwood flooring, paint, carpet, drywall, lumber, and essentially any thing else that you can think of that goes into building a home. There is even a landscaping contractor to make over the outside of the house. Now there is talk o doing a kitchen renovation as a complete kitchen was donated along with the Granite countertops.

Like I said, I have been part of something GRAND which will imprint my mind the remainder of my days. I hope to get by the house every day to take in progress photos to share with you.

There are some really great people in this world who just give and give.

Spray Foam Insulation Installation

The Cary Charleston Attic project is moving into the insulation phase. The owner selected Spray Foam Insulation for it's sealing capacity and extremely high R Value. Check out this new video on YouTube to see how it is installed. The operator must wear protective head gear to supply fresh air while applying the product. The fumes are very hazardous until it cures. If you watch the video you can see how it actually expands in the compartment sealing the area. Once it hardens to a firm softness a flat saw is used to remove the excess flush with the bottom of the rafters. A really cool installation process.

The attic project in Cary that is styled as a Charleston is well under way. the mechanicals started this week and hopefully we'll be through our inspections by week's end. Then on to insulation. It looks like a mess in the photos but with everyone working in the small space it is a bit crowded. The one milestone that the owner really appreciated this week is the stair installation, now she doesn't have to climb a ladder to see the progress. The project is turning into an absolute mint, you'll see, I promise.

This is the attic project in Cary and shows the interior walls all framed up and the interior of the dormers. Windows are being installed now along with the remainder of the rough in plumbing, HVAC unit placement and ductwork and electrical is next.

New project starting - staircase changes

We are beginning a new kitchen and bath project in Cary this week. Plans for these areas will be posted soon. One of the other items we are making happen in this remodel project is to change the main house staircase. The stairs are very angular right now and we are re-designing them to a curved style with a sweeping hand railing. Too Cool. This is the CAD drawing of the layout based on the previous photo of the design method.

Interesting how stairs are measured today

We have a client who is considering modifications to an existing stair. They want to take it from a straight angular affair to a nicely curving lower section. I met with the stair company today. The white discs in the photo are numbered targets that a computer recognizes. They are scattered around the area. The red stick with the target on each end is a known length. With the use of a digital camera, the targets are triangulated as the photos are loaded into the program. That creates a 3-D image that they use to design the stair. Over my head but, I'll show the CAD drawing when I get it. Pretty cool and extremely accurate. This same method is used for templating counter tops. The targets are laid along the wall and cabinet edges with the same triangulation method.

This is the home of a past client. She called two months ago asking a question about her home. During the conversation she told me that they were putting the home on the market in order to officially move to their retirement home on Lake Gaston. I knew all along that this was the plan, just not quite so soon.

The work we did for them was in three phases. First some significant structural issues were corrected. Then a very nice but conservative kitchen remodel. Lastly we repaired all of the cedar siding, repainted the home, stained the deck, and installed new gutters.

The GREAT NEWS is that the house was on the market for about 3 weeks and they had TWO OFFERS OVER their asking price. EVEN IN THIS TOUGH MARKET!!! The owners told me that some of the reason for selling more than the asking price was the new kitchen with wow factor and the curb appeal from the street. We have some very happy clients.

Marcia and I will be attending this event over the next three days along with a vendor sponsor Wilkinson Supply. Almost all of our plumbing fixtures come from Wilkinson. This should be a very interesting event as we are getting more and more into the livable / visitable home remodeling arena. This encompasses the entire concept of Universal Design while applying the gently approach of Certified Aging in Place. We got this call several months ago from the director of Learning Services. This is a rehab home for men with brain injuries (Gals, don't think you can send your men there for the weekend, it's not that kind of place). They requested that we work with them to renovate the kitchen shown above because it was dated, very small, and not really appropriate for cooking 60 meals a day for the residents and staff. These people have a place for men with industrial, auto, military, and sport injury victims. The goal was to create a very usable space for meal preparation as well as a homey kitchen for the residents. Please follow along over the next six weeks to see how this transformation happens. You may recall a community service project that was done by the members of the Remodelers Council of Wake County. This project contributed renovations to a teenage haven for teens that have impossible home lives. The total contributions if valued as a normal remodeling project would have totaled over $100,000. The community service project was presented to the NC State Home Builders community service competition for consideration. Our council took first place in the state for their efforts. Congratulations to all companies that contributed including three of our employees. All of the hard work helped a lot of kids see a brighter future. A helping hand for a past customer

We absolutely love our customers. We finished a very nice project in Holly Springs for this customer last year, she allowed us to use her house for the Tour of Remodeled Homes and she has sent us many referral friends and acquaintances. When she asked if we could help her update a teachers bathroom at her school in down town Raleigh we were very glad to help out with her community service project. Hunter Elementary is a very old school. There is an interesting history of this school and it's name sake Mrs. Lucille Hunter 1863-1926. She passed away a year before the construction finished in '27. She was a daughter of slave parents who got a teaching education and went on to make a name for herself. The owner's comment while I was taking pictures other than the fact that she loves our people was, "I don't know why I waited so long to do this". I've heard that a lot over the years. The project turned out mint, just check out the photos. For those who have not been following this project, the work included: new wood flooring in the master along with new paint, swapping the master bath for the master closet with all new tile, cabinets, plumbing and etc, gutting and rebuilding the upstairs hall/guest bathroom, moving the laundry from the kitchen to a small, small storage room and rebuilding the old laundry as a pantry. We also installed new energy efficient windows, updated a half bath.

Last Thursday evening was the STAR Awards banquet. The whole gang was there along with their significant others. Of the six entries we were graciously awarded three gold awards. Best Accessible Remodel, Best Attic, and Best Room Addition. Special shout out and thank you to all of our clients who allowed us to bring the judges into your homes and for taking the time to complete the customer questionnaire. This is one of the few remodeling competitions where the owners get to comment and the judges actually visit all of the jobs. There were 96 entries this year (amazing considering the economy) which amounts to $12 million in remodeling activity.

****** Blue Ribbon was also surprised with a special honor. Each year an Associate and Remodeler member is selected to receive special recognition. This award is bestowed on the business and owner for their support of the Remodelers Council as well as the promotion of the industry in the eye of the public. This year Blue Ribbon and me (John Sperath - in case you didn't know) were given that recognition. This was a total shock which we weren't expecting. Thank you all who contributed to Blue Ribbon's success again this year in the Star Awards.

Next Spring's Tour of Remodeled Homes

I am working on the design for an attic remodel with two dormers on a home for a couple in Cary. The rooms will be for their two boys and will feature built in book shelves in the playroom, a nice large bathroom and a bedroom. The house is in Carpenter Village and is an exquisite Charleston style home that is true Charleston inside and out. Hopefully I will have the first draft of the plans tomorrow afternoon and verify measurements on Monday. The owners are very excited about the prospect of showing off their beautiful home in the tour. Save the date May 16 & 17, 2011. This will project will also be showcased in several local and national competitions. I can't wait. The first photo is looking from the lake up the hill toward the home and the second is the condition of the attic now.

Our world famous and beloved office manager has told me for years that she is a good cook. In her terms Chef Like. I didn't really believe her because I rarely got to sample any of her creations. I guess I'll have to begin taking her more seriously because she brought home the peaches this time. As always, the recipe can be linked by clicking the title block.

She won 1st place in a peach bake off at the NC State Farmer's market for being a peach and making a wonderful Peach Pickin Cake (similar to pig pickin cake but without the pork or whatever ....). We are all very proud of her accomplishments and actually got to sample the winning recipe. Bravo Bravo Bravo.

I need a little help here folks please call, email, fax, come by and help me heap praise on the girl she deserves it. It might also get you a slot on the waiting list for getting a cake. I'm number 43 but the line isn't moving too fast.

Hi Gang, It's been a few days since I updated you. We have been working hard on two new projects that entered into design agreements last week. Stay tuned for information about the new sun room conversion as well as the kitchen project in a group home. Should both be very interesting projects.

On another note. Back in May a friend and sales person from one of our favorite suppliers invited me to a British Car Show being held in the North Hills Shopping Center parking lot. You might remember some of the photos. Well, we get this call on Monday from a lady and her husband who want to add on to their home here in Raleigh. We talk at length about her project and arrange an appointment (tomorrow afternoon). I give her the usual homework, visit the website and blog. After her visit to the blog she notices the pictures of the car show. One of the cars that I loved wasn't in the group of photos posted but it turns out that it is her and her husband's car. How ironic that two months ago I took pictures of her car and now we will be meeting. Look in the mirror of the picture below. The model is the same car but in miniature.

I have a friend in the Professional Remodeling arena with me who publishes a very enlightening news letter. He sent this out this week and it was so good that I thought I would share. If you know anyone who is considering remodeling, I would greatly appreciate the referral first off and secondly ask them to read through the Vacation analogy written below.

The Cost Question

A question we get all the time is "how much does a remodeling project cost?" The presumption, we assume, is that there is a standard price for a given (or any?) remodeling project that we can simply quote over the phone.

But in the business of professional remodeling, it doesn't work that way. For us, it's an impossible question to answer without a lot more information and detail, and one that can only be derived once we agree on a complete scope of work and apply real costs to that scope. Before that, it's akin to asking, "How much does a vacation cost?" without first knowing where and for how long you plan to go, and by what mode of transportation, among other considerations.

The fact is, the details (and therefore cost) of every remodeling project are unique, and the cost of your remodel is entirely up to you, not your remodeling contractor. Only you know how much you can afford and what you want in your remodeled space or home. It's our job to apply our expertise and experience to finely detail your wants and needs and then remodel your home to meet (or ideally exceed) those expectations within your budget.

That's why it is so important to determine and then share your budget with us from the first moment you select us to remodel your home, well before any contracts are signed or construction begins. Using the vacation analogy, we are like a travel agent working with you to plan a trip.

Still, the "What does it cost?" question persists. So, it might be helpful to understand what goes into or affects the cost (or ultimate price) of a remodeling project to gain a better perspective.

For instance, the cost of similarly sized room additions or kitchen remodels vary considerably due to the scope of work -- a one- or two-story addition, a complete gutting of the kitchen vs. refacing the cabinets and replacing the appliances -- as well as the level of detail and desired finishes. A good-quality linoleum floor or carpet will cost considerably less than a stone, tile or wood floor, for instance.

There's also the stuff you don't see right away, such as necessary upgrades to the plumbing or electrical systems exposed during demolition, or the need to alter any structural components to either beef them up or move walls or support posts or beams to enlarge the space. We work hard to investigate and discover those "hidden" costs and include them in the budget before we sign a contract, but those items are unique to each project and certainly impact the cost of your particular remodel.

In addition, costs related to acquiring permits or complying with current code requirements can add from a few hundred to a few thousand dollars to the bottom line of a remodeling project, regardless of the basic scope. Labor and material costs can also vary substantially based upon the time of the year, the availability and demand of building materials and workers, weather conditions (such as for a room addition, which requires a lot of exterior work), and the complexity of the project.

The list of variables goes on, and we're happy to discuss them with you and explain how they might impact the cost of your remodeling project. But, in our view, it's short-sighted to ask us up-front what a remodel of any kind will cost, and certainly to base a very important (and likely expensive) decision on that metric alone.

Better, we think, to get a full understanding of our process and expertise and marry those skills with what you can afford and want and need in a remodeling project to achieve your goals.

Two new projects getting ready to start

If you have a project that includes building a porch on an existing deck don't assume that the deck is a legal structure and that the builder got a permit when it was constructed. This bit me in the butt today when Marcia went to secure a Wake County permit and the clerk, compared the plot plan with the county records. Let's hope that there are no surprises when the building inspector comes the first time to look things over, because we have to make it legal to build on it.

In the same neighborhood and just across the street we are beginning a project tomorrow that involves repairing a two story front porch. We are using a pretty unique metal structural panel that acts as a waterproof ceiling and also supports deck boards above. The product is called DryJoistEz - click on the blog title and you can be instantly transported to their website. This is our first go at using this product so there will be a slight learning curve but it looks like it will be a fine product and will give the owner a maintenance free porch for many years to come. No more rotted wood.

Raleigh almost whole house renovation

The Raleigh whole house remodel project is moving forward very nicely, the guys are finishing up the new hardwood stair treads today / tomorrow and the wood floor has been installed in the master bedroom (it has been covered with protection but there is a sneek preview of the color and style). In the master closet, the closet shelving has been installed. In the renovated master bathroom the cabinets have been installed and the plumbing fixtures are nearly finished (one faucet still on back order - figures - but will not cause a completion delay). The remodeled laundry room cabinetry has been installed and in the entire remodeling project the painting is complete except for touch up. What a trooper the owner has been.

Care Giver's Conference

As most of you know we are moving into the exciting arena of offering "Aging in place" sensible renovations. This is a concept of making your home easier to live in as we age. It takes the idea that things that we more or less take for granted today will be harder to do later in life. i.e. climbing stairs, functioning using a walker, home security. We for the most part don't want to face the music when it comes to this but many of our friends are facing issues with their parents now. This whole idea needs to be brought forward in our thinking. I don't know about you but age is creeping up. This week we will be exhibiting at a Care Givers Conference in the McKimmon Conference and Training Center on the NC State Campus. This will be an opportunity for the care givers community to learn about what we do and to maybe get to know us. Holly Springs Attic Remodel

The new windows that the owner added have arrived so the project can continue. The windows are going to be installed between the new sun room and the existing living room. We always take special care to prevent dust from spewing around the room. The full view picture windows will replace the existing double hung units. The goal is to remove all of the obstructions to the view i.e. the grills and middle bar. Also the interior trim has been installed in the attic and the AC has been started up. See the picture of the door, can you pick out what is wrong? A great relief for everyone working up there. The ship's ladder is for access to the HVAC unit located above the ceiling. Safe means of getting from one level to another is also a building code requirement.

This Raleigh "nearly whole house" remodel is moving along very nicely. The tile went in last week and is finishing up this week along with the painting. Hardwood flooring is on tap for next week.

Community Service Project

This week is the Remodelers Council's big community service project. The project runs throughout the week with the biggest push on Monday, Tuesday, and Wednesday. We are doing rehab work on the Wrenn House which is part of the Haven House organization. This organization provides temporary homes for children displaced by a bad home environment. A great commitment from the Remodelers Council for a very committed organization doing good things for our community and the young people who may not have any where to turn. Tomorrow our customers will not see our beaming faces because all of us will be helping with window installation, wall removal, rotted wood repair and who knows what else. Marcia will be documenting all the activity and will have photos of the event for me to post. This also gives all those involved a chance to see Lead Dust Control at work and to practice for this occasion on our own jobs. Click the title block to go to the Haven House website.

Cary Kitchen Mini-make over

B4 and after of this minor makeover. Just finished on Friday. Homeowner loves it and told me that on Friday night they got carried away with Mexican food. Salsa and such, sounded like a feast. Wonder why they didn't invite us? Oh well, left overs for me.

The Beading lady is returning to town tonight, when she gets home she is in for a bit of a shock. All of the windows and doors have been installed in the sunroom and all of the sheetrock has been hung and first coated in the attic. It's really starting to look like a room now.

I generally tell people that once sheet rock finishes there is about 6-7 weeks until their project is finished. Sue really liked hearing that, they sand her sheet rock on Monday. Oh by the way, she just LOVES, LOVES, LOVES her new Lincoln windows.

My daughter and her Australian husband are on an extended vacation to South East Asia. They have about 3 weeks left on their three month journey. They have been chronicling their trip on a blog. If you are interested the title links there. Some of the photos and stories have been great. Check it out. Most of the food has been good but they are getting tired of rice. There have been some surprises along the way like the rice wine with a dead cobra in the bottle as indicated by the enclosed photo.

Cary minor kitchen makeover

Hi everyone, Just now getting some in process photos of the modified kitchen project in Cary. Adding a stack of glass door cabinets on top and converting pantry closets into pantry cabinets. Before and during photos attached. Once the cabinet work is finished they will all be re-painted white with new doors. The glass front cabinets on top will have low voltage lights in them. It should be killer when done in about two weeks. This type of project is green through and through. Total waste will be less than a pick up truck. Also note the dust protection keeping the bad stuff on our side.
